Why do I need a lawyer for the purchase or sale of my home?
Buying and selling a home are often the most important financial transaction of your life. You need a qualified professional to help guide you through the complicated world of today’s real estate transaction and help you steer clear of problems that could cost you thousands.
As your attorney, I am the only person working directly for you during your real estate transaction. Your real estate agent, mortgage lender, and title insurance representative all owe loyalty to others and only get paid if you sign on the dotted-line. I work only for you. That means that I make certain that the transaction is fair and that your rights are fully protected.
Before you sign any documents that involve significant legal rights and obligations, contact me so I can review the documents and explain any terms that may help you understand what you are signing.
As part of my representation, I will:
- Help you negotiate the specific terms of the sales contract.
- Review title documents and ensure that clear title to the property will be conveyed.
- If you are buying property, I can evaluate your mortgage financing options and explain the terms of your mortgage loan. At the closing for the purchase of your new property, I will review and explain all the documents that are necessary to purchase the property and transfer the property you to.
- If you are selling your property, I will ensure that you are fully prepared for the closing of your home including preparing all necessary documents, resolving any title issues, order any home owner association documents and surveys if necessary, and order any mortgage payoff documents.
- Ensure that the conveyance documents have been property prepared and actually convey good title to the property.
